Independent property and home financing is available to qualified buyers of these beautiful properties because non-residents of Costa Rica are not eligible for typical domestic mortgages.

The terms are outlined below:

  1. Estate Properties (Phases 1, 2, 3, 4, 5, 8, 9) FOR LAND PURCHASE ONLY (10-40-50): Ten per cent to reserve any property during your visit, 40% upon your return home. The balance of 50% can be financed for up to three years at a 10% annual interest charge. This loan is open and can be paid off at any time without penalty and further interest. Payments can be made monthly, bi-monthly or quarterly.
  2. Community Properties (Phases 6 and 7) FOR LAND PURCHASE ONLY (10-10-80): Ten per cent to reserve any property during your visit, 10% upon your return home. The balance of 80% can be financed for up to three years at a 10% annual interest charge with the same terms as above.
  3. Villa Properties (Phase 3) FOR ENTIRE PURCHASE (25-75): Mortgage interest is 8.95% annually for a maximum amortization length of six years. In most cases this mortgage is open and can be paid off without penalty and further interest.  A 25% deposit is required and therefore the amount that can be amortized is 75% of the Villa price. Payments must be made monthly.
  4. Home Building (25-75): Please note that your ocean view property MUST BE PAID IN FULL before you can begin building your home. There are private lenders who will provide funds for home construction. Mortgage interest is 8.95% annually for a maximum amortization length of 15 years. In most cases this mortgage is open and can be paid off without penalty and further interest. A 25% deposit based on your overall building quote is required, so the amount that can be amortized is 75% of the full building cost. Payments must be made monthly.
